Terms and conditions
These terms cover the REF app and this website, both operated by Abdelrahman Badr Properties, Dubai, UAE. Using REF means you accept them.

What REF is
REF is a referral and sales network. Referral partners and freelance agents introduce buyers and sellers; the licensed agents of Abdelrahman Badr Properties carry out the brokerage work and close the transaction. REF is not a listings portal and does not act as a party to your sale or purchase.
Your account
- You must be 18 or over and give accurate details when you register.
- New accounts are reviewed before they go live, and we may decline or suspend an account.
- Sign-in is by a one-time code sent to your mobile number. Keep access to that number secure; activity on your account is treated as yours.
- Company agent accounts are created by the administrator, not by self-registration.
Registering a client
You may only register a person you have genuinely introduced and who has agreed to be contacted about property. Registering someone you do not know, or a person already working with another agent, is a breach of these terms.
Ownership of a lead is decided by the record on our servers: the first valid registration, by its reference code and timestamp. Duplicate registrations are rejected. Where a dispute arises, that record and the lead's timeline are what we rely on, and our decision on ownership is final.
You are responsible for having the client's consent to share their details with us, and for the accuracy of what you enter.
Commission
- Commission is earned only on a completed transaction, and only where the lead was registered to you before the client's introduction to the company.
- Freelance agent tiers are 80%, 85% and 90% of the company's commission, set by rolling twelve-month sales. The rate that applies to a deal is fixed at the moment the deal is made and is not changed by a later tier movement.
- A referral partner's share is the share agreed with the company for that referral.
- Commission becomes available for withdrawal after the developer or client has paid the company. Withdrawals are made to the bank account in your profile; you are responsible for those details being correct.
- Where a transaction is cancelled or a payment is reversed, any commission already released against it is recoverable.
Listings and content
If you list a property, you confirm you are the owner or are authorised to offer it, and that the details and photographs are accurate and yours to publish. We may remove any listing or post that is inaccurate, misleading or unlawful.
In the community rooms, keep it professional: no spam, no harassment, no sharing another member's client details.

Property information
Prices, payment plans, handover dates and commission rates in the app come from developers and owners and can change. They are indicative until confirmed in a signed agreement.
Suspension
We may suspend or close an account that registers clients it has not introduced, submits false information, abuses another member, or breaks the law. Commission on genuine completed deals earned before a suspension remains payable.
Liability
We work to keep REF available and accurate, but the service is provided as it is. We are not liable for a decision you take on the basis of indicative property information, for a deal that does not complete, or for interruptions outside our control. Nothing here limits liability that cannot be limited by law.
Changes and law
We may update these terms; the date at the top shows when they last changed, and continuing to use REF means accepting the update. These terms are governed by the laws of the United Arab Emirates and the applicable laws of the Emirate of Dubai, and the Dubai courts have jurisdiction.
